## Financial Structure

**Entrance Fee:** A one-time fee, 90% of which is refundable to the resident or their estate, with a guaranteed refund within a maximum of 150 days after move-out. Entrance fees start at $734,900 (effective January 1, 2026; subject to change) and vary based on apartment size and location. A portion of the Entrance Fee and Monthly Fee may be tax deductible.

**Monthly Fee:** Covers utilities (excluding telephone and internet), housekeeping every other week, day-to-day home maintenance, landscaping, Culinary Club Plan selection, long-term life care protection, and much more — all in one predictable monthly cost. A Second Person Fee applies.

Residents choose one of two long-term care plans at move-in. Partners may each select a different plan.

- **Life Care Plan:** Provides unlimited days of care in The Mather Life Centre upon permanent relocation at nearly the same Monthly Fee as the resident's apartment, regardless of level of care needed. Additional charges apply for three meals per day, medications, rehabilitation, and ancillary fees. Long-term care insurance may offset additional costs.
- **90-Day Plan:** Provides up to 90 days of care in The Mather Life Centre upon permanent relocation at nearly no increase in the Monthly Fee. After day 91, residents pay the daily rate. Additional charges apply for meals, medications, and ancillary fees.
